The Evaluation of Effective Factors on the Formation of Abandoned Lands of Ilam City in order to Achieve Urban Sustainability

Nowadays, one of the problems that the city and citizens are encountered with is the abandoned and unused lands in various areas and districts of city. These problematic urban areas and spaces, lead to instability in terms of environmental, social and economic. Also, this causes the urban environments deal with serious challenges. Due to important and critical role of these lands in urban development and strategic plans progressing, the guidance and controlling of the lands is necessary. To manage and handle the abandoned lands, the first step is to identify and evaluation of the factors that are effective to cause them. The main objective of this paper is to identify and evaluate the factors and elements that affect the appearance of abandoned and unused left lands (Case Study: Ilam city). The type of research is applied and methodology is analytic-descriptive. It’s remarkable that, for collect the data, the library and survey method has been used. In data analysis, spss software is used and also tests such as Pearson correlation coefficient, t-test and and multiple regression are considered. effective factors and forces on the formation of abandoned lands from5 viewpoints of economic,socio-cultural, legal, political, and environmental were examined.The obtained results from data analysis show that, there is a positive significant relationship between the all studied indexes and intense of abandoned lands in urban. However among these indexes the forces and economic factors play the most important roles on formation of abandoned lands in urban of the under study areas.
