The study of renewal policy on urban worn-out areas, Case study: Karaj

Nowadays with increasing growth of urbanization, urban’s problems are entangled country’s urbans more than any other time. These difficulties has been affected all aspects of urbanization and acutely decreasing total quality of urbanization. One of the urban’s difficulties is old textures. Renewal and improvement of these old textures are noteworthy of many programmers and urban’s managers in recent decades. Object of this investigation is evaluation of renewal policies of Karaj City, prioritization of these policies and improvement of urban’s old textures.
Researching method is in librarian form. Inputs of this research is gathering by questionnaire and evaluating from two softwares: Micmac and Superdecisions. In order to filling the questionnaire, snowball sampling method has been used, which is certified survey method.
Results of the research with considering analyzing of inputs from eleven selective policies indicates that most important renewal policies respectively are: performing policy of incentive improvement policy, supporting and infrastructuring in old locals, usage of people’s mind and finance capacity, texturing of integrated management in old textures. Main factors for renewal policies are managing in nine principal indices and level of significance specified due to the reciprocal influential matrix. Premier influential factor in renewal policies of Karaj city are: simplification of processes and levels of renewal processes in old textures, supporting renewal service office. Also supporting affairs for increasing reforming and renewal process of old textures and usage of NGO (human nature or nongovernmental org) in old textures areas are considered as dependent factors in renewal process as well.
