Investigating the Effects of Housing Development in Land Use Change (Case study: Talesh)

Changing the use of agricultural lands and turning them into residential, commercial and industrial uses is one of the current concerns even in developed countries. In Iran, due to the limitation of agricultural land on the one hand and the rapid growth of the population on the other hand, it is very necessary to preserve fertile agricultural lands, but despite all the emphases and insists the authorities and experts have made on this issue. Agricultural lands are retreating against the development of rural and urban residential texture. Such a process is especially important in the agricultural poles of the country, such as the Caspian provinces with a densely populated population. A case study of land use change in the city of Talesh suggests that, with the increase of rural households, agricultural lands are sliced and gradually reduced to small and non-economic dimensions in such a way that their performance per unit area is reduced so much Which is not a continuation of the economic cultivation operation. Meanwhile, with the expansion of the rural and urban settlements and the popularity of rural villages, the change in the use of agricultural lands and their sale at prices well above the value of agricultural land has become increasingly attractive, and the restrictive laws and requirements in the program Rural development has not been made effective.
