Analysis of patterns and strategies for development of urban tourism industry (Case Study: District 22 of Tehran City)

In this research, strategies for urban tourism development of district 22 of Tehran were investigated using SWOT analysis. The statistical population of this study included the citizens of the district 22 of Tehran, expert and officials in the municipality and tourists. According to Cochran's formula, the sample size was 385 citizens of districts 22, 385 tourists and 45 experts and managers. After designing the questionnaire in Likert scale and validation using expert’s opinion, Cronbach's alpha coefficient was used to determine the level of reliability that is achieved 0.73 and indicated appropriate reliability of the questionnaire. Therefore, a total of 815 questionnaires were distributed and analyzed. SWOT model was used to analyze the data and determine the most important strengths, weaknesses, threats and opportunities. According to the results, Iran National Botanical Garden and Chitgar Forest Park with attractive natural landscapes, indiscriminate construction of residential towers and inappropriate land use change in the proximity places of natural attraction, facilitating and financially supporting inexpensive domestic trips, the weaknesses of information and lack of adequate publicity in introducing tourism attractions were the most important strengths, weaknesses, opportunities and threats of tourism development in the study area. Based on all citizens and experts opinions, conservative management strategy was proposed for tourism development Based on SWAT Analysis that it is planned based on increasing the incentive to invest in people and the private sector, tourism friendly uses of land, raising awareness of people and tourists and improving organizational structure and the use of local managers.
