The study of desirability of private semi open spaces from the residents’ point of view (case study: residential apartments in Sabzevar)

In recent years, urban population groups has led to an increase in demand for dwelling in cities and as well as increasing the economic value of land. As a result it has been the conversion of housing into economic goods and precious, reduction of area and quality of residential spaces compared to the past. According to the above reasons and also boosting the economic value of more indoor space than open and semi-open spaces, the quality and area of semi-open spaces have decreased and many cases have been neglected in their design which become endangered mental safety, health and the quality of citizen’s life. The mentioned trend can also be seen in Sabzevar. Therefore, the purpose of this study is to investigate the desirability of semi-open spaces and it wants to seek to answer the question, What factors affect the function of balcony as a semi-open space? How desirable and performance is each other factors? According to the theoretical framework of the research, four components of physical, social, function, perceptual and criteria for each were extracted to examine the relationship between humans and semi-open spaces and the balcony as a private semi-open space was inspected for their study. The method of this research is qualitative and its procedure is documentary and completing a questionnaire. For this study, 50 questionnaires were purposefully distributed among the resident of apartment with balcony in Sabzevar. By data analysis with using SPSS.26 software, it was concluded the physical and social component have the highest and lowest utility rate in semi-open spaces. Safety and security criteria were more desirable and socializing with family members and individuals in public spaces was less desirable. The difference between the desirability and importance of each criterion from the resident s point of view which was mostly observed in the criteria of interaction with family member and flexibility. This difference indicates the lack of proper response to this space for designer and it is necessary for designer to pay enough attention to existing shortcoming and eliminate them.
