Evaluating and Recognizing the Effective Factors on Regenerating Urban old texture with Futures Study Approach (Case Study: Eighth District of Tabriz city)
Urban regeneration is a process that leads to the creation of a new urban space with the preservation of the main spatial (physical and activity) characteristics. In this action, a new urban space occurs that, along with the basic similarities with the old urban space, displays significant and meaningful differences with the old space. The central old texture of the city of Tabriz, which is located almost in the eight district of the city, differs significantly from other parts of the city, which is due to its historical identity. This texture is the primary nucleus of the city of Tabriz, and in addition to the burnout of texture it is also a historical city, which proves the need to re-create and restore this texture more than ever. This research is a type of applied-development research, and is a descriptive-analytical research methodology. The main method used in this research is a variety of common approaches to futures studies, including Delphi technique and structural analysis method, and the use of MICMAC software. The results of the research showed that among the 27 effective indicators in the recreation of the eight metropolitan areas of Tabriz, 9 indicators and index were selected. Among the indicators extracted, urban tourism development is the most critical condition for the future development of the recreation area of the Eighth District of Tabriz city. And upgrading the Tabriz market has the best conditions for possible situations.
