شرکت های ساختمانی با اکثر شرکت های دیگر متفاوت هستندو با بسیاری از چالش ها و مشکلات منحصر به فرد روبرو می شوند که شرکتها در صنایع دیگر با آن روبرو نیستند. فرودگاه ایروان که از طریق توافق نامه 30 ساله ساخت - بهره برداری - انتقال (BOT) ، در سال 2001 میلادی به بخش خصوصی واگذار شد متعلق به شرکت فرودگاه های بین المللی ارمنستان می باشد. گروه شرکت های Corporacion America که در بورس اوراق بهادار نیویورک به عنوان شرکت عمومی ثبت شده است،شرکت فرودگاه های بین المللی ارمنستان را اداره می کند. به عنوان زیر مجموعه ای از این گروه، تمامی عملکرد های فرودگاه های ارمنستان بر عملکرد کلی گروه تاثیر می گذارد.

نیروی انسانی از جمله عوامل تاثیرگذار در پروژه ها است و در به موفقیت رسیدن پروژه سهم بسزایی دارد. از آنجا که کیفیت و دوام پروژه ها از جمله عوامل مهم در موفقیت یک پروژه به شمار می روند و تاثیر آنها در تمام مراحل پروژه قابل رویت است. لذا توجه به چگونگی رسیدن به این هدف، از اهمیت خاصی برخوردار است و در این بین تجربه نیروی انسانی از جمله عوامل مهم و تاثیر گذار است و بی تجربگی و یا عدم تجربه کافی نیروی انسانی در یک پروژه می تواند باعث شکست پروژه شود و موفقیت پروژه بزرگ ترین و مهم ترین هدف و دغدغه ی مدیران و کلیه افراد درگیر (ذی نفعان) در پروژه است. بدین منظور در این مقاله به بررسی تاثیر تجربه نیروی انسانی در کیفیت اجرای پروژه ها پرداخته شده و عواملی که باعث افزایش انگیزه نیروی انسانی، نوع مدیریت نیروی انسانی و به تبع آن موفقیت پروژه را به همراه دارند، مورد بررسی قرار گرفته است. در کلام آغازین، به سخنی از اعجوبه ی فصاحت و بلاغت، در رابطه با این بحث اشاره کرده ایم تا از آموزه های دینی خود نیز بهره ای اندک برده باشیم.

صفحات 36-49کاربرد درست مصالح در بنا مستلزم شناخت خواص پایه ای آنهاست. در گذشته معماران سنتی ما از ویژگی های مواد و مصالحی که به کار می بردند کاملا مطلع بودند و در شرایط مختلف و کاربری های متفاوت از موادی مناسب کار استفاده می کردند و براساس پایبندی به قوانین صنف معمار خود را متعهد به انجام درست ودقیق ساخت بنا می دانستند. بنابراین اطلاع از مشخصات فنی مصالح اهمیت ویژهای دارد. اصولا استفاده از مصالح در صورتی مجاز است که خواص فنی آنها با استانداردها و مقررات ملی، که در این زمینه وضع گردیده، مطابقت نماید. استانداردها و مقررات ملی هرکشوری براساس ویژگی های فیزیکی،مکانیکی و شیمیایی مصالح تدوین می شود. امروزه علاوه بر موارد فوق معیارهای پایداری محیط زیست و پیشگیری از آسیب رساندن به طبیعت نیز به عنوان عاملی تعیین کننده درنحوه ی تولید و به کارگیری مصالح مورد نظر قرارمی گیرند. خواص فیزیکی؛ مکانیکی و شیمیایی مصالح از اساسی ترین ویژگی هایی است که در هنگام به کارگیری و استفاده از مصالح و براساس موقعیت زمانی و مکانی قرارگیری بنا باید مورد توجه قرار گیرند.کلیدواژگان: مصالح، خصوصیات مکانیکی، تراکم، مقاومت، تخلخل

امروزه برنامه ریزی و هنر مدیریت در پروژه های عمرانی نقش حیاتی را بازی میکند بطوریکه یکی از مولفه های اصلی در روند پیشرفت پروژه ها برنامه ریزی اولیه ، سپس سازماندهی و هماهنگی منابع و در پی آن هدایت درست و کنترل دقیق می باشد عدم توجه به این مهم می تواند نقش مخربی را ایفا کند ، همانطور که مشاهده گردید بیشترین عامل تاثیرپذیر، هزینه و افزایش زمان و در آخر کیفیت که اثرپذیری کمتری را در ارکان پروژه داشته است . بنابراین در فرایند پروژه ها برنامه ریزی دقیق ، موفقیت را در تصمیم گیری استراتژیک به همراه دارد. از آنجا که مدیر موفق یکی از عنصرهای وجودش مدیریت می باشد پس اثر برنامه ریزی وکنترل می تواند انقلابی در پروژه و در پی آن شکوفایی هر چه بیشتر طرح های عمرانی در کشور داشته باشد

در دهه های اخیر نیاز به برج های بلند با کاربری های مختلف روز به روز افزایش یافته است. عملکرد مناسب این برج ها در برابر زلزله با توجه به حجم سرمایه گذاری ها و ساکنان آن ها از اهمیت بسیار بالایی برخوردار است. در سازه های بلند مرتبه یکی از مشکلاتی که قابلیت استفاده سازه را با مشکل مواجه می کند مقادیر جابجایی زیاد طبقات از جمله بام سازه است. لذا در این پژوهش با محاسبه مقادیر جابجایی بام طبقات و بام ومقایسه آن با مقادیر مجاز سازه ای به بررسی نیاز استفاده از روش های نوینی همچون مهاربندهای بلند، کمربندهای خرپایی و سیستم جداساز لرزه ای پرداخته می شود. در این مقاله ابتدا با استفاده از یک نمونه ی آزمایشگاهی منتخب از قاب به نحوه مدل سازی و اعتبار سنجی نتایج تحلیل استاتیکی غیرخطی (پوش آور) در نرم افزار SAP پرداخته شده است. در ادامه با مدل سازی نمونه های 18،22،26 و 30 طبقه و انجام آنالیز استاتیکی غیرخطی و دینامیکی تاریخچه زمانی غیرخطی به بررسی عملکرد لرزه ای سیستم پرداخته شده است. و منحنی های رفتاری آن ها ارایه گردیده است. سرانجام نتایج حاصل از مقایسه پارامترهای لرزه ای و مقادیر جابجایی ها در نمونه های مختلف ارایه شده اند. نتایج حاکی از عملکرد نامناسب سیستم قاب خمشی در سازه های بلند مرتبه است به نحوی که در حالت معمول قابلیت استفاده از ساختمان با مشکل مواجه می شود.

صفحات 77-85شیوه مدیریت منابع انسانی و منابع مالی یکی از مهمترین مشکلات اساسی در صنعت ساخت و ساز می باشد. محدودیت نیروی انسانی و مدیریت آن از یکسو و محدودیت منابع مالی و عدم وجود مدیریت مالی مناسب از سوی دیگر باعث شده است که زمان و کیفیت ساخت پروژه های ساختمانی به چالش کشیده شده و از راندمان و زمان کارایی آن کاسته شود امروزه دانش مدیریت مالی بعنوان بخشی لاینفک از مدیریت کلی درکسب وکارهای مختلف کاربرد و اهمیت فراوان دارد. مدیریت مالی با تنظیم و تحلیل صورتهای مالی بعنوان مهمترین اطلاعات مدیریتی، هیات مدیره و مدیران واحد تجاری را در مدیریت و راهبری بنگاه کمک می نماید. همچنین برای تعمیق مطالعات امکان سنجی و ارزیابی پروژه های سرمایه گذاری نیازمند دانش مدیریت مالی بوده تا تصمیم گیری مدیران نیز بر اساس مطالعات و بررسیهای جامع و کامل صورت پذیرد .کلیدواژگان: : مدیریت، منابع انسانی، مدیریت مالی، هزینه، سرریز هزینه

In recent decades, the need for tall towers with different uses has increased day by day. The proper performance of these towers against earthquakes is of great importance due to the volume of investments and their residents. In high-rise structures, one of the problems that makes it difficult to use the structure is the high displacement values of the floors, including the roof of the structure. Therefore, in this study, by calculating the values of floor and roof displacement and comparing it with the allowable structural values, the need to use new methods such as long braces, truss belts and seismic isolation system is investigated. In this paper, first, using a selected laboratory sample from the frame, how to model and validate the results of nonlinear static analysis in the SAP software is discussed. Then, by modeling the 18, 22, 26 and 30 floor samples and performing nonlinear and dynamic static analysis of nonlinear time history, the seismic performance of the system has been investigated. And their behavioral curves are presented. Finally, the results of comparing seismic parameters and displacement values in different samples are presented. The results indicate poor bending system performance in high-rise structures, making it difficult to use the building normally.
