Abstract:

Nowadays, worn-out urban structures, as a valuable part of the main structure of any city, do not have a good adaptation to the living conditions of citizens today. In other words, lack of proper access to the standards of modern life, lack of vitality and viability are among the main problems of these tissues. Therefore, the main purpose of this study is a comparative assessment of urban viability and housing replacement of the dilapidated fabric of Qeydar city.The present study was conducted by descriptive-analytical method and to achieve this goal, two sections of documentary and field studies (questionnaire) were used. According to the research needs, SPSS, Arc Gis, Lisrel software and network analysis technique have been used.The results of the research indicate the importance of the subject in both theoretical and practical formats: The theoretical feature of this research is to contribute to the professional development and expansion of the scientific literature on the subject of urban viability, and its practical value is that considering Existence of various factors affecting the viability status, different species of this status were observed in the worn-out area of ​​Qeydar city. So that Shariati alley with the average index (60/5) of species No. 1, Takhti (50/2) species No. 2, the tomb of the Prophet (PBUH) (48) species No. 3, Baba al-Hawaij (46/2) species No. 4 and Sarcheshmeh and Chaleh Mahalla neighborhoods (44/2) are in category 5. Based on the results of Pearson correlation coefficient test, a direct and significant relationship (r = 0.992) is observed between viability and housing.This means that with increasing the level of livability in the dilapidated fabric of Qeydar city, the rate of housing in the fabric has also increased and there is a direct relationship between these two variables, and in terms of livability and housing in Shariati neighborhoods (11/06) (2.89) and Takhti (10.98) (2.86) have a higher score than other neighborhoods in the dilapidated area of ​​Qeydar city, and as a result, they seem more desirable and pleasant in terms of living.
